On most houses the garage door is the single largest opening in the envelope, and the one whose failure does the most damage. It is also the one most often left out of an impact upgrade.

A house with impact glass throughout and an unrated garage door has not been protected, it has been decorated. If the garage door fails, the building is suddenly pressurised from the inside — and internal pressure acting upward on the roof deck is how roofs come off. Spending on the windows and skipping the largest opening inverts the priority, and it happens because the garage is quoted by a different trade.
What governs a garage door here
- Approved wind load for the door width, which falls as the opening widens.
- Track and bracket specification, which is part of the approval.
- Anchoring into the jamb and the substrate behind it.
- Whether the opening is single or double, and the header above it.
- Whether the existing opener is compatible with the heavier assembly.
Why this is first on the list, not last
Post-storm assessments in South Florida keep finding the same sequence: garage door fails, internal pressure rises, roof deck lifts, and the rest of the damage follows from there. The windows were often intact. The building still lost its roof.
That is why we raise the garage door in the first conversation even when the enquiry was about windows. It is rarely what people are shopping for, and on a phased job it is usually the pound that buys the most protection.

We treat the garage as part of the envelope rather than as a separate product, which means it is in the same schedule as the windows and assessed the same way. Where budget forces a sequence, we will say plainly that the garage door usually belongs earlier in it than the small windows do.

Common questions
- Does the garage really matter if all my windows are impact?
- It matters more than the windows, on most houses. It is the largest opening, and a breach there pressurises the building and lifts the roof. Impact glass around an unrated garage door protects the glass, not the house.
- Can the existing tracks be kept?
- No. The approval covers the door, tracks and brackets as one assembly, so reusing old tracks voids it regardless of their condition.
- Will my opener still work?
- Usually, but not always — impact doors are heavier. We check compatibility before ordering rather than discovering it on the day.
