Since January 1, the Counter Takes No Paper
The building department stopped processing paper submittals on 1 January 2026. Paper now gets converted for a fee and handed back.
Give us the address and a rough count of openings. We will tell you what the design pressures are before anyone quotes you a price.

The city's Windows & Doors Retrofit Permit Application Checklist, Form I.D. 015.0, carries a line worth reading before anybody prints anything: 'Effective January 1, 2026, the Building Department is no longer processing paper submittals. Paper submittals will be accepted and converted into an electronic format (for a fee) and returned to you.'
That is not an inconvenience so much as a cost and a delay attached to an old habit. Permitting, inspection scheduling, owner-builder submittal and fee payment all run through the city's eTRAKiT portal, and a package handed over as paper is converted before anyone reviews it.
The second thing this checklist settles is who calculates your pressures. You submit either the city's Retrofit of Windows & Doors (Wind Load Pressures) Submittal Packet, or signed and sealed calculations by a Florida licensed Engineer, together with the Product Approval Submittal Form and the Broward County Uniform Retrofit Window & Door Schedule. On most houses here the first route works. Where it does not, an engineer is a line item somebody has to pay for, and it should appear in the quote rather than in a later conversation.
What this checklist wants in the file
- Job value on the application, with an itemized cost breakdown where one is asked for.
- A site plan or sketch showing the location and dimensions of every window and door being replaced.
- Product Approvals, submitted with the Product Approval Submittal Form.
- Either the city's wind load pressures packet or signed and sealed calculations by a Florida licensed Engineer.
- A Notice of Commencement recorded and in place before the first inspection, where the job value requires one.
- Structural review, with Zoning and Fire added where the property is a condominium or multi-family.
Younger stock, a different job
Median year of construction is 1987, second youngest of the six cities on this site and well ahead of the coastal three. That changes the work itself. Bucks and substrate are more often sound, openings are more often standard sizes, and the discoveries that drive cost on a house from the 1950s turn up less often.
It also changes the argument for doing it at all. Where the existing windows are not impact rated but are not failing either, the decision is about the weather rather than about replacing something already broken. That is a larger and more open question than a salesperson usually makes it, and it deserves a straight answer instead of a discount.
How we run a job here
- 01Assemble the package electronically for the portal, so nothing is converted, charged for and handed back.
- 02Decide the wind load route at the measure and say plainly if an engineer has to be engaged.
- 03Record the Notice of Commencement before the first inspection is called, not on the morning of it.
- 04Allow for the extra review stops where the property is a condominium or multi-family.
The most useful line in the document for a homeowner is the shortest. The checklist states, plainly, 'Shutters not required for Impact Resistant Windows'. On a house currently carrying panels or accordions that removes a whole product from the discussion, and it answers the question most people arrive with, which is whether they are about to be sold both.

Where we stop
We are not engineers and we do not issue sealed calculations. Where the city's wind load packet does not cover the building, that is an engineer's scope and an engineer's fee, and we will bring one in rather than stretch a chart to fit a house it was not written for.
FAQ
Common questions
- Do I still need shutters if I install impact windows?
- The city's checklist states shutters are not required for impact resistant windows. That settles the permit question. An association can still hold rules of its own, so read those as well.
- What happens if I hand in paper?
- The department accepts it, converts it into electronic format for a fee and returns the paper to you. That is a cost and a delay for no benefit, so the file goes in electronically.
- When does an engineer have to be involved?
- When the city's wind load pressures packet does not cover the building. The checklist offers that packet or signed and sealed calculations by a Florida licensed Engineer as the two routes.
- Why does my condominium need more reviews?
- The checklist adds Zoning and Fire to the Structural review where the property is a condominium or multi-family. That is more desks to cross, and usually more calendar.
What we install
Impact Windows
The core product, and the one most often quoted wrong. What matters is not the brand on the sticker but whether that exact unit holds an NOA for the pressure your specific opening has to resist.

Sliding Glass Doors
The widest opening in the house, usually facing the water, usually carrying the highest design pressure on the elevation. It is also the one most likely to have been under-specified.

Entry Doors
An entry door is a small opening carrying a large expectation. On a luxury elevation it is also the piece everyone looks at, which makes the trade-off between approval and appearance sharper here than anywhere else on the house.

Garage Doors
On most houses the garage door is the single largest opening in the envelope, and the one whose failure does the most damage. It is also the one most often left out of an impact upgrade.

French & Specialty Openings
Arched heads, French pairs, fixed picture units, corner glazing. These are the openings that give a house its character, and the ones where approval and appearance argue with each other most.

Impact Glass Retrofit
Replacing the glazing while keeping the existing frames. On the right building it saves real money and real disruption. On the wrong one it produces something that is not approved and cannot be made so.

What is different about Broward
Broward Is HVHZ
Miami-Dade and Broward are the only counties inside the High Velocity Hurricane Zone. It is a genuinely different approval regime, and it is the single fact that should shape a Broward quote.

Design Pressure
Design pressure is calculated per opening from the building, the site and the unit. It is the number that decides what may legally go in the hole, and most homeowners are never shown it.

Waterfront & Exposure
Broward is cut through with waterway. A house on the Intracoastal, a finger canal or the ocean carries higher design pressures and a corrosion problem the inland houses do not have.

Fort Lauderdale
The city's own design guidance asks for true divided lights instead of snap-in grids. On a designated address that narrows the product list first.

Pompano Beach
The city's window checklist asks for the association approval letter at submittal, and closes the owner-builder route inside condominiums.

On the control line, east, north and south facing openings need a manufacturer letter on visual light transmittance before the glass is ordered.
