In Sailboat Bend, the Muntin Pattern Decides the Permit
The city's own design guidance asks for true divided lights instead of snap-in grids. On a designated address that narrows the product list first.
Give us the address and a rough count of openings. We will tell you what the design pressures are before anyone quotes you a price.

Pressure first, appearance second, rejected third
Most impact window quotes for a designated property are assembled in the wrong order. Somebody sizes the openings, calculates pressure, picks a product line that holds an approval at those numbers, and treats the grid pattern as a finish option chosen at the end. On a house inside one of the three locally designated historic districts, or on any of the sixty-two individually designated landmark sites, that order fails at planning review rather than at the building counter.
The city publishes a Windows & Doors chapter within its Historic Preservation Design Guidelines, and it is specific about sash. Encouraged, in the document's own words: 'Install true divided-light windows rather than snap-in muntin grids for multi-paned appearance' and 'Use historically appropriate muntin pattern, window configuration exterior profile and size'. Discouraged, again verbatim: 'Use only internal muntins between glazing layers'.
Internal muntins are the easy answer in an impact assembly, because the grid sits inside the laminated unit where nothing has to be weathered around it. That is why so many quotes arrive carrying them by default. On a designated address the default is the thing the guidance argues against, and discovering that at review costs the order, the lead time and whatever deposit has already gone to the supplier.
What a designated address adds to the job
- A Certificate of Appropriateness for work that would change the exterior appearance of a designated property.
- Administrative approval by the Historic Preservation Planner where the work is maintenance, repair or in-kind replacement, rather than a board hearing.
- Grid pattern, sash configuration, exterior profile and unit size all read as design decisions, not options.
- A shorter shortlist, because the muntin guidance cuts the product field before design pressure does.
- Digital submittal through LauderBuild, the city's Accela Citizen Access portal, for every new application.
- An expedited walk-thru route that stays open only while the work remains an exact replacement.
Why the oldest neighborhoods concentrate the problem
The citywide median year of construction is 1972, and the designated stock sits well below that. Sailboat Bend, the largest of the districts, takes in more than 550 buildings running from the early 1900s to the 1950s, mostly single-story vernacular, Bungalow, Mission and Mediterranean Revival. Those houses have small, multi-paned openings where the grid is a large share of everything you see from the street.
The Himmarshee St./SW 2nd Ave. district is the other well-documented one. Away from the districts, the individually designated landmark sites are scattered across the city, which is why designation is a question about your address rather than about your neighborhood, and why we ask it before quoting anything.
How we run a job here
- 01Establish whether the address is inside a designated district or individually designated before anything is measured.
- 02Shortlist products on sash and grid before pricing them on pressure, then check the two against each other.
- 03Keep openings at their existing size and position so the walk-thru route for exact replacement stays available.
- 04Submit through LauderBuild with the approval documents and the county retrofit schedule attached.
Sequence matters here more than specification does. We check designation first, shortlist units that can be made to look right and still hold the number, then measure and price. On a small bungalow in the oldest part of the city that shortlist can be very short, and it is far better to know that in the first week than after a deposit has been paid against a unit a reviewer will not accept.

Said plainly
Where we stop
We do not decide what is appropriate. The Historic Preservation Planner does, and the board does where a hearing is required. We will tell you what the guidelines say and what we expect a reviewer to accept, and we will not submit a snap-in grid as though it were a divided light.
FAQ
Common questions
- How do I know whether my house is designated?
- Ask the city rather than the neighborhood. Designation attaches to the address, and there are individually designated landmark sites well outside the three districts as well as properties inside them.
- Does a window job always mean a board hearing?
- No. The city allows maintenance, repair or in-kind replacement to be approved administratively by the Historic Preservation Planner. It is work that changes the exterior appearance that needs the Certificate of Appropriateness.
- Can an impact unit have true divided lights?
- Some approved products can be configured that way and many cannot. That is precisely why the grid requirement has to narrow the field before pressure does, rather than after.
- Is replacement still a walk-thru permit?
- The city's walk-thru list includes window and door exact replacement for single-family, duplex and townhouse. Alter the size or location of an opening and it is no longer an exact replacement.
What we install
Impact Windows
The core product, and the one most often quoted wrong. What matters is not the brand on the sticker but whether that exact unit holds an NOA for the pressure your specific opening has to resist.

Sliding Glass Doors
The widest opening in the house, usually facing the water, usually carrying the highest design pressure on the elevation. It is also the one most likely to have been under-specified.

Entry Doors
An entry door is a small opening carrying a large expectation. On a luxury elevation it is also the piece everyone looks at, which makes the trade-off between approval and appearance sharper here than anywhere else on the house.

Garage Doors
On most houses the garage door is the single largest opening in the envelope, and the one whose failure does the most damage. It is also the one most often left out of an impact upgrade.

French & Specialty Openings
Arched heads, French pairs, fixed picture units, corner glazing. These are the openings that give a house its character, and the ones where approval and appearance argue with each other most.

Impact Glass Retrofit
Replacing the glazing while keeping the existing frames. On the right building it saves real money and real disruption. On the wrong one it produces something that is not approved and cannot be made so.

What is different about Broward
Broward Is HVHZ
Miami-Dade and Broward are the only counties inside the High Velocity Hurricane Zone. It is a genuinely different approval regime, and it is the single fact that should shape a Broward quote.

Design Pressure
Design pressure is calculated per opening from the building, the site and the unit. It is the number that decides what may legally go in the hole, and most homeowners are never shown it.

Waterfront & Exposure
Broward is cut through with waterway. A house on the Intracoastal, a finger canal or the ocean carries higher design pressures and a corrosion problem the inland houses do not have.
